Renting in San Francisco
Moving is never fun, but it can be exciting, even though at times overwhelming. The aim of Hill & Co. is to make the change as smooth and convenient as possible for you by providing you with the best personal rental service in San Francisco. How to Find a San Francisco Rental
Your call is directed to a Hill & Co. agent who defines your needs - the size, price range, general area and style (i.e. older vs. newer, flat vs. apartment) property. This information is then entered into our computer program. Should we have properties that match your needs, you will be shown them as soon as it is mutually convenient. Please keep in mind that we do not show property in the evenings. If there is nothing that currently fits, you will be contacted as new listings become available. It is a good idea to check with your agent with a phone call every three to four days.
Once You Have Found a Rental
Once you have selected a rental property, Hill & Co. will collect for the owner a deposit equal to one month’s rent.
You will then be required to authorize a thorough credit evaluation and reference check. There is a $20.00 fee for your credit report. This information is then given to the owner for consideration. Approval or disapproval of all rental applications is decided by the property owner.
Move-in monies are paid up front, to a Hill & Co. Trustee Account on behalf of the owner. California law allows an owner to collect security deposits up to two (2) times the monthly rent on unfurnished units and three (3) times the rent for furnished units. And while we discourage requiring these full amounts - be prepared.
Leases are generally signed within a day or two of deposit, sometimes the same day.
Once a lease is fully executed, the tenant contacts the owner directly for all future needs. If the property is managed by Hill & Co. Property Management, you will be given the appropriate information prior to move-in.
Outside of San Francisco
Marin County is just north of the Golden Gate Bridge and many of its towns offer easy commuter access to downtown San Francisco. Prices in many Marin areas are somewhat less expensive than the City. The same is true in the East Bay and Peninsula areas.
Although Hill & Co. does not have rental offices in these locations we are able to direct you to resources there.
The inventory of vacant San Francisco rentals on the market is constantly fluctuating, though there are rarely a high number of available properties. We suggest that you do your homework, have realistic expectations and see as many units as time permits.
Then, when you find the right rental unit, you should not delay, as people often return to find the apartment they wanted has been rented by someone else.
Pets can be difficult to place in San Francisco. Many property owners do not allow pets. However, there are exceptions to this - be sure to mention if you wish to find housing that accommodates pets. Owners that do allow pets usually require additional damage deposits.
